Answers From the Candidates

There are five candidates running for the Two Sunset Pointe HOA Board of Directors. There are three
positions which are up for election. In order to provide more insight into each candidate, they answered the
following five questions:

1. What do you feel makes Two Sunset Pointe a desirable community in which to live?

The awesome people of our community are very welcoming and friendly, our
common areas are well kept and inviting, there is a great sense of pride of
ownership with the overall appearance of all the homes and yards. Our wide
streets and sidewalks are very inviting to the joggers, walkers and bicyclists
and gives our community the feel of openness.

2. If elected, what would be your top three priorities you would like to accomplish during your tenure?

Ensure making responsible fiscal decisions with regards to the continuing improvements and
maintenance of the common areas.

Request input and suggestions from the homeowners for making and keeping our community a family
friendly place to live and enjoy.

Explore new ways to get the homeowners to become more involved in the HOA activities and
meetings.

3. Are you willing to uphold the duties of the Board of Directors to enforce the CC&R’s which might
mean voting to take legal action on a delinquent account or imposing a fine for a violation?

Yes

4. Why do you desire to be a Board Member?

I would like to become more involved in serving our community, continue the work of keeping it a desirable
place to live and raise our families. Utilize my expertise and experience to assist the board in making sound
decisions.

5. Are you capable of putting your personal feelings aside to take an action that is beneficial to the
whole community even if that action would offend a close friend or neighbor?

1. What do you feel makes Two Sunset Pointe a desirable community in
which to live?

Sunset Pointe is a wonderful community that is surrounded by great schools
and Lake Lewisville. Inside our community we are surrounded by great
neighbors, great amenities, and HOA dues that are lower than most
communities in our area for the amenities provided.

2. If elected, what would be your top three priorities you would like to accomplish during your
tenure?

Continue to maintain and raise the standards of the HOA common areas, these areas should exceed
the requirements we as homeowners are required to maintain our properties. Example: This past
year, we replaced a vendor because they were not maintaining the common areas to a level that the
governing documents require each of us homeowners to maintain our properties.

Hold our vendors and management company accountable. Last year we changed out some vendors
because they were not providing services per their contract. I will continue to hold each vendor
accountable.

As we finalize bringing our amenities up to date, I would like to put together a 3-year and 5-year plan
ensuring that we continue to maintain our amenities and start investing in improvements and
additional amenities without raising HOA dues.

3. Are you willing to uphold the duties of the Board of Directors to enforce the CC&R’s which might
mean voting to take legal action on a delinquent account or imposing a fine for a violation?

Yes, this is one of the hardest things the board must do.

4. Why do you desire to be a Board Member?

I want to keep our community looking great and protect our home values along with having a community
that my family and I can be proud to call home.

5. Are you capable of putting your personal feelings aside to take an action that is beneficial to the
whole community even if that action would offend a close friend or neighbor?

Much like the question earlier, this is one of the toughest items that the Board Members must do. We are
elected to follow and enforce the governing documents of our community even when it may not match the
opinions of friends and neighbors.



Nick MusteenNick Musteen

1. What do you feel makes Two Sunset Pointe a desirable community to
live?

The Quality of the Community is shown in the care that we take in Maintaining
and Updating the amenities, green spaces and entrances. The Openness of
the BOD to address issues as soon as they happen and to make necessary
changes so that every Resident is made welcome.

2. If elected, what would be your top three priorities you would like to
accomplish during your tenure?

Continue to improve the grounds and parks that we already have.

Continue to work with the Town to ensure that we as a Community are valued by them as well.

Make sure that every Resident is able to receive updates, alerts or at least knows where to get them,
and how or who to reach out to at the HOA Office if they need to.

3. Are you willing to uphold the duties of the Board of Directors to enforce the CC&R’s which might
mean voting to take legal action on a delinquent account or imposing a fine for a violation?

Absolutely. We’re all in this together, and we all have to pay our fair share of the HOA Dues. Everyone of us
starts out with the same $600 Charge per year. How we wish to pay that and possibly incur other fee’s (or
not) is up to the homeowner.

4. Why do you desire to be a Board Member?

I like to know that I live in a quality, safe and desirable neighborhood. I’m already on the BOD and would
like to stay on to finish the projects that we have already started.

5. Are you capable of putting your personal feelings aside to take an action that is beneficial to the
whole community even if that action would offend a close friend or neighbor?

Again, absolutely. When it comes to the business of the HOA, I treat it as that, a Business. I am easily able
to eliminate my personal feelings about an issue and only look at it from the Financial or Community Impact
perspective.


Nandhakumar SwaminathanNandhakumar Swaminathan

1. What do you feel makes Two Sunset Pointe a desirable community in
which to live?

According to me, Two Sunset Pointe is already a desirable community to live in.
It is exceptionally geographically located, people oriented and opportunity laden
destination and provides a welcoming environment to Town of Little Elm.

2. If elected, what would be your top three priorities you would like to
accomplish during your tenure?

First, is the future development of the Two Sunset Pointe. The well being of existing and future
occupants of our community should be the priority of HOA at all times

Second, to hear to the voices of the residents and attempt all my best to accomplish their needs
within the established rules and regulation.

Third, I will try my best to improve the resident participation in the community affairs, because,
“Participation is the single best way to reflect the needs, wants and desires of the community.”

3. Are you willing to uphold the duties of the Board of Directors to enforce the CC&R’s which might
mean voting to take legal action on a delinquent account or imposing a fine for a violation?

Yes, I will abide to the rules and regulations of the HOA

4. Why do you desire to be a Board Member?

In order to work towards my vision as stated in question 2 above.

5. Are you capable of putting your personal feelings aside to take an action that is beneficial to the
whole community even if that action would offend a close friend or neighbor?

Yes, I will abide to the rules and regulations of the HOA

Darrell White

1. What do you feel makes Two Sunset Pointe a desirable community in
which to live?

The people. Since moving here almost 5 years ago, my family and I have been
welcomed by all the wonderful people in this community. My children, my wife
and I have made many friends and gotten involved in many community activities
and groups.

2. If elected, what would be your top three priorities you would like to
accomplish during your tenure?

Keeping our community beautiful. I want to ensure we keep a high standard with all our HOA
managed assets and property, specifically the (4) community pools, the grounds, fences,
playgrounds, ponds, etc.

New amenities. We have several spaces that can be improved for the enjoyment of our residents. I
would like to work with our board in 2020 to conduct a usage study to see what can be done to further
enhance our community without raising any HOA fees.

Strengthen our community spirit with social events. One of the most wonderful things I’ve
experienced is a strong sense and feeling of being involved and bettering our community. Whether it
be seeing someone at a local meeting, saying hi to a neighbor at a restaurant or helping someone in
need, helping others is my passion. Community events are a great way to get out, say hello to your
neighbors and make some new friends.

3. Are you willing to uphold the duties of the Board of Directors to enforce the CC&R’s which might
mean voting to take legal action on a delinquent account or imposing a fine for a violation?

Yes. We have rules that need to be enforced to maintain our community. We each agreed to the same
terms when we agreed to move to Sunset Pointe. Being fair and consistent with all home owners is
important.

4. Why do you desire to be a Board Member?

I like to be involved and make a difference. I want to continue to contribute time to ensure we all have a
wonderful place to live.

5. Are you capable of putting your personal feelings aside to take an action that is beneficial to the
whole community even if that action would offend a close friend or neighbor?

Yes. If elected to the board, I have an obligation towards the entire community. Any action that impacts
anyone in the community are not taken lightly, discussed thoroughly and we employ as much empathy as
possible. That being said, I will always act in the interest of all home owners to ensure we have a beautiful
and well managed community
